04The project
Macroplan continues to provide town planning, project management and economic services to Intrapac Property for Whiterock Estate, in the Ripley Valley Priority Development Area, in the Ipswich local government area.
Its role has grown from feasibility, due diligence, project visioning and masterplan approval to coordinating the planning, environmental and construction approvals for the estate, including:
- 2,300 residential lots
- A retail precinct of 8,000–10,000 m² GFA
- A primary school
- A sportsground and a network of local parks
- 200 ha of conservation land with recreational trails
- A new connection to the Centenary Highway
- A community house
- A display village
- An estate sales centre
- A waterplay and adventure play destination park
Macroplan also helped Intrapac secure a $15M catalyst infrastructure loan from Economic Development Queensland (EDQ), to build a new 2 km entrance road to the estate from the Centenary Highway.
Seeking that funding, with the approvals needed from EDQ, the Department of Transport and Main Roads and Ipswich City Council, brought the project’s delivery forward by 10–15 years. The road gave access, and with it an infrastructure corridor able to service land that had been inaccessible and unserviced.
